Ideal Site Requirements
- High profile, front and centre and near “traffic generators”
- Compliment regional malls, power centres, lifestyle centres and office and entertainment centres
- Non-traditional opportunities such as hotels, malls, downtown locations and condo developments in metropolitan areas
- Building size of 5300 to 6000 square feet and room for a patio
- Great accessibility - close to main intersection
- Parking for 75 or more cars
Ideal Lease Terms
Option 1 Land Lease: 20 years plus renewals (renewals 3 x 5 years)
The landlord would be responsible to bring all services to the building location, provide a compacted pad, and prepare the landscaping, sidewalks, curbing and the parking lot. The tenant will oversee construction utilizing the approved list of contractors.
Option 2 Tenant Inducement Deal: initial term 14-20 years plus renewals (renewals 3 x 5 years)
In this scenario Boston Pizza’s construction department in conjunction with our approved contractors will construct the restaurant (excluding site work) using a tenant inducement as provided by the landlord with payouts on a draw basis.
